The identification of the area has been based on four basic criteria: plot size, proximity to airport, proximity tourist and residential areas and outflow to the sea.
The project here presented affects an area of 8 square kilometers, structured as a multifunctional park that shall host: the circuit and all ancillary buildings, parking and expo area, water park, hotel, public park and port.
The circuit will have a length of 7,660m and will be the longest track in the F1 championship. It will be able to be sectioned off into 5,800m to accommodate the smaller categories.
In the same area there will be a go-kart track for recreational use.
The Exhibition Center, has been designed to be a multifunctional space that can be used both for temporary exhibitions and national- or international conventions.
The actual Pearl of the project shall be the new Marina developed along the coast and designed in order to accomodate yachts and mega-yacht.
The park will have water play areas such as swimming pools, water slides, water splashes, water playgrounds and lazy rivers, as well as areas for floating and bathing. The parks will also feature artificial surfing or bodyboarding environments.
The park will be a public space: it shall be designed to offer botanical gardens and multi-functional areas for families, sports, concerts and it will include a restaurants and shops.

The hotel capacity shall be of around 350 rooms. It has been designed to offer a full range of amenities such as indoor and outdoor swimming pools, SPA and a beautiful open garden facing the river.
